SALES UP AGAIN IN NOVEMBER
Midtown condo sales are back up again. September saw 29 condo sales compared with 27 last year.
October was off slightly with 34 sales compared to 36 last year.
November rebounded and had 37 sales this year compared with 36 sales last year - average prices were 98.4% of list this November comparing well to an average price of 98.14% last November.
The bottom line is the market is holding up well but do give yourself more time to sell than in the past.
If you are buying and selling consider selling first with a long closing to find your next place or get an accurate assessment of how long your particular model has taken to sell recently.
Also factor in how many similar units are for sale across Midtown – the same way a lot of prospective buyers will view the market.
Selling time varies a lot across the different models, price ranges and unit sizes. Also certain models can be in higher / lower demand as the market is always in a state of flux.
